We found out the potentially the whole block has led pipes so we are needing a contractor to cut a hole in the floor.   

As a wholesaler, a seller approached me with a 48 unit apartment complex, 7 duplexes and a 2500 sqft Single family that he wants to sell (all of which occupy the same block.) 

Received a letter that they are more than doubling my monthly fee + a $50 meter reading fee, and unfortunately this is a cost that the state does not allow us to pass along to the tenant!

I also have learned Memphis can be quite spotty (a dangerous block can be just a couple blocks from a good renting location so you really need a boots on the ground agent/team that you can trust). 

This sewer line runs under 2 of the other subdivided lots that were intended to have houses on them about 400' away and ties into a city main 1 block away from the houseOct 2008 - I purchase the home and everything is great, assuming all is per plan.2010 - Developer sells one of the lots that my sewer runs under to the water district for a future clean water well site. 

Some lenders may also want to see law and ordinance coverage in your insurance and perhaps a rebuild letter from the city stating that the property could be rebuilt as a residential 4plex if destroyed. 

Just curious why a certified letter would help? 

My question is; is it better to not ask the seller to pay for the buyer agent's commission (not include it in the offer letter) so that I pay it by myself and get a tax write off on this commission expense for the ADU's sqft portion?

Ask for a "Pre-Underwrite" this is where the bank underwrites the file and give you a "Loan Commitment" instead of a generic "Pre-approval" letter.

Neither unit has paid rent and has blocked us from communications.
