All I can tell you is if the GC shows back up, do not fall for his speeches. 

I operate in 7 markets and in each market we have a quality control manager or runner, a cleaner with at least 2 backups, and a handyman/woman.

That’s super helpful.my back up plans to that idea were to either.A. 1031 it into a new build with far less maintenance costs for another 3-5 years before recycling that same concept. 

but we have a back up if a HML pulled that one..  

I've always had this dream of a beach home within walking distance to the beach, so I realize I probably need to back up and look at this more objectively instead of emotionally when it comes to extra wear and tear and higher insurance costs, weather impacts, etc.

It wasnt anybodys fault , I grabbed my back up window units , put them in and it was fixed 3 weeks or so later .

We adjusted our pricing to accommodate longer stays and go through the next few months, before travel slowly picked back up.

We never used the disposal in the sink, it rusted solid and I had to replace it because it would back up with water when the dishwasher would run.  

I ended up finding another deal and put that VA construction loan on the back burner.

I will send current clients my past clients' homes and talk revenues, but there's no way to show, oh hey, this Denver STR pulled $90k this year but would have done only $70k if it didn't have the hot tub.It's nice to have that data to back up what I'm saying.
