@Maciej G in my opinion you have gone above and beyond with attempting to mitigate the situation.

I've made several attempts to personally deliver a five-day notice but haven't been successful.

I explain they will have difficulty Renting a quality unit, that I will ding their credit, that I will attempt to garnish their future income to recover what they owe.

Have you attempted to speak with the neighbors to try and address it head on with them?

This scheme had been attempted, and it was shot down in court.

I attempt to study what you mentioned in your earlier response—60% bonus depreciation upfront, 40% over the course of 15 years. 

The people advising to put properties into LLCs and not the loan, and add additionally insured to their policies have no idea what they're doing.The fact is everyone doing this in an attempt to limit their liability, is actually doing the opposite and greatly increasing their liability.

YUP  self serving  underhanded subliminal marketing attempt  dove tailing off he new crop of U tubers trying to convince investors that section 8 is a money train and the tenants are just so happy to have the voucher there is NOTHING they would ever do to lose it etc etc.In Jackson specifically they can trash the house and sec 8 WILL not take their voucher they just go on to the next landlord that just rehabbed a house and wants section 8 rent because market rate tenants in that city are some of the absolute worse payers in all the 25  markets I have worked over the last 22 years in the mid west and rust belt states and cities. 

@Rick Bevilacqua - you conduct a judgment search to attempt to discover those sorts of things.
