Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

They recognize the buyer can destroy the seller credit, but they are in such dire straights that the risk is justified 2) the seller knows the buyer and has so much trust in the buyer that they have every confidence that the buyer will perform on the loan.From a buyer, it provides a means to get an interest rate from NLT q1 2022 that is a fraction of today’s rate.  

I'd stay away from Del Toro for non performing notes, especially.

Down payment should be about the same (20% on a buy-and-hold) but you'll see an additional $3-$6k on average in CC and the ability to keep it off of your DTI/Personal credit along with hopefully no more hard inquiries on your credit (many lenders will accept/perform a soft pull).

Thanks for sharing more details - we do agree that the PMC seems to be lacking in performing their services. 

Most are performing well and a couple of them are in the middle of dealing with evictions. 

It is also likely that property insurance nation wide will increase substantially.Hopefully investors are performing conservative underwriting.  

Haha, but you know what they say - past performance is no guarantee of future results. 

You will have to gather more accurate operating costs (vacancy loss, taxes, utilities, insurance, mgmt fees, maintenance, HOA) to best determine potential future performance.
