For someone aspiring to become their own boss and looking to run an INDEPENDENT business where that business can borrow as needed from a lender, what entity structure is ideal?

I know that I can invest in RE without a license, but just feel that obtaining and holding the license is worth the cost for someone who aspires to make a career out of RE like myself. 

Asking people on this site of real estate investors or aspiring investors will likely give you the conclusion that having tenants is definitely worth it. 

You won’t regret the smaller asset in a good location so long as you have a good management option.Depending on your aspirations, you might consider investing alongside a professional on a much larger asset.
