Actually pretty safe, another 20 foot higher than this flood stage.  

This is a very early stage investigation to see what my options are, the ROI would depend greatly on the strategy that would be used moving forward, which is something that is very open to possibilities at this point and I have flexibility depending on the needs and desires of a potential partner.  

Btw, would you mind sharing your analysis spreadsheet for your new construction?

When you are in the acquisition stage, using leverage helps you build a portfolio.

In my opinion, your occupancy rate and min night stay seem in the ballpark for planning purposes at this stage.

So not only new RE investors could benefit from unbiased analysis :=).
