Agree with @Jaron Walling - forget what a stranger on the internet that, in my case, lives several states away says and ask questions of the two guys that you know that have 165 combined units in your market. 

I would be willing to help - but you know you need a lawyer - taking advice from people on the internet is not a great business decision.

The mom and pop landlord that I rented from (by my calculation and internet research) owned about 50 doors and had for a long time.

MUST have team walk it for them and provide the reno NOT just sit on the internet and think you are learning.

Wow Saber rattling letters to their LP's that will quiet some but other I bet it will have the opposite effect on .The internet/SM cuts both ways great tool for expanding ones business or it can tear it down.

Do some quick research on the internet and you will see what I mean. 

In a rental I manage, we did see about a 40% higher rent for a furnished unit, but may see some higher vacancy periods and tenants probably expect more included (utilities, internet, etc), but agree it's something to consider.

Seems to me that it is such a small town that there isn't too much info on the internet.

To locate tenants, contact real estate agents or property managers, or use internet platforms such as Zillow Rental Manager or Apartments.com.

Use internet tools such as BiggerPockets, Graham Stephan's and Meet Kevin's YouTube channels, and BiggerPockets Pro online courses.
