Some rehab lenders have favorable refinancing programs to convert the rehab loan to permanent 30 year financing.

Understand that they are doing this to make a profit, so it will be more expensive than coordinating maintenance yourself.It may be a decent program for a DIY owner that wants to just outsource maintenance, but you will have the same maintenance issues with this company that you would with a PMC:1) Higher costs2) Admins answering the phones & assigning work, that just know the basics about maintenance.

Lender A is $500 cheaper in lender fees because they dont pay for some program or staff who, among other things, doublechecks info inputs and documents for accuracy.

There are many communities within each of these areas that run or allow nightly rental programs. 

Have these guys ever heard of Quicken or any of the online personal finance programs available to track spending?

We are starting to see more sellers open to real estate contracts and have some great lenders who have great programs.

i told them to apply to programs that are available to help with electric bill.
