@Dylan Jeluso Brother, I have both a GC and a Real Estate license, and if someone had advised me earlier, I would have focused on building deals and relationships first.

I would never recommend anyone consider anything remotely similar to what you're promoting, and would also advise anyone in our community to avoid this user and his ideas.

Typically what I advise clients is to self manage your first 2-10 units hire your management for 10-100 units and then have the management company scale with you when you get to 100-200 units.

I would advise you on the DSCR loan to implement/request a low duration prepayment penalty (i.e 3 years - 1 yr PPP).
