I agree with some investors here, in Detroit you have plenty of opportunities to get decent cashflow now.Just use any Zillow like tool that sort listings by LTR cap rate, I use findvest.io they have decent vision AI filters to filter trash houses compared to mashvisor 26 doors and scalingJust make sure to copy and paste the addresses on spotcrime and don't buy in a warzone, and you should be fine.

@Kash Tacke I'm a big fan of ADU's in general especially here in the mid west, yes you could potentially be on the front of the wave, but housing density is the solution to the affordability issue, anytime you are investing with affordability in mind is a great strategy to me, and sound like there are some incentives or at least supporting winds form the local city, that in itself seems like it would be worth at least approaching an architect or contractor to bid up some plans or concepts to take tot he city.

Finding borrowers won't be an issue, so I wouldn't worry about that piece, just making sure you have an agreement you are comfortable with and borrowers and properties you are comfortable with.

It is certainly beneficial to have someone local that you can call on for these emergency issues but don't see it necessary to have a full time PM in my opinion.

@Tiana Lazard check with your local municipality, but unlikely you can claim homestead unless it is still your legal address - and you want tenants getting your mail.
