A lot of people would say they would have done the same thing, but the house was for sale for months as a short sale, was under contract ad a short sale and none of the involved parties pursued it enough to get anything done.

One reason for this is that hoarders fall under the ADA, a federal civil right law, and can be considered a special class adding an additional layer of legal turmoil to an eviction you don't already want.

Also, there are some clauses that put monetary obligations on Landlord - costs to upgrade to meet new ADA, responsible for haz mat, etc. and some clients worry about clauses that require Landlord to use insurance money to rebuild the property after a casualty (banks like the ability to use that money to pay off loan, so it may make it a little harder to get funding).

The exterior of a building will not sell your unit as well as your interiorsRemove the 7th floor info from the post. while not looking to hide info in anyway you are also looking to get people through the door as the unit looks great and should sell itself. 7th floor could be a negative to some people that they will over look when seeing the unit.Change "right in time for padres season" to "Available for Showings TODAY"This is just a guideline and hopefully will give you a little more successAlso repost the ad as 9 days oldGood Luck

I decided to run a ad as usual for the duplex units on craigslist before purchase to gauge the demand and quality of tenants and it was enlightening to put it mildly.Every person that inquired about the duplex units either lacked the ability to speak proper English or hung up shortly after they realized it was a duplex instead of a single family home.I had it listed for 3 weeks while the bank sorted out title issues and basically my option was to rent it sec 8 or no tenant.I backed out due to the title delays, but honestly looking back I probably should have bought it and dropped the rate to $550 per month.

There was a great BP thread on this a long time ago. http://www.biggerpockets.com/forums/52/topics/68041A few things I've been doing lately: smoke detectors w/ 10 year batteries, glue drain assemblies under kitchen and bath sinks (high fail rate with junk screw pvc), removing storm doors, also going to ad a storm door addendum.

It doesn't have to be HUD or your state RE Commission or a DA that gets involved, there are those that can take out a shady operator and benefit from the efforts.
