It is not uncommon for syndicators to list properties they were passive LP investors in, and for sure to list properties they were/are also a part of GP, with limited/minimal active management roles.

You have to go there and engage all 5 senses.

While I’ve completed six transactions, I now primarily use my license for referrals rather than active practice.

Active investors absolutely have ability for higher returns, but at some point it does impact your primary job earning power. 

Ask them to confirm the license is still active.

Just being active and visible in the areas you want to buy in can work wonders.

Your goals will define the route you take on this but building a list for buyers/investors is a time-intensive activity and the list is a living and breathing document.
