Also, what is your price point for the 3-4 MFs you want to acquire?

A newer investor should focus on acquiring property's with high leverage so that they can reap the rewards of appreciation and equity.

The rents at purchase were not even 2/3 of my PITI (so crazy negative cash flow but one reason acquired below retail).  

Here's one of mine:I acquired a building towards the middle of the year with an existing commercial tenant.
