With all respect to AirDNA and the amazing data they provide for STR owners, their pricing tool is not on par with most tools available there. 

For contact management like that its awesome to search for specific types of people and locations or just data like "how long does it take to foreclose in texas".We have some other use cases as well that we use to track not only ours but competitors results online and learning what does and does not work for different aspects of the business.

And that data will come from MLS Avaliable lots etc etc..

@Joe Gettler, I don't have great data b/c she just helped them for a couple of months, but I think it's just under $4K a month for a nice 2 bedroom in a good location.

I can just give you some data to guide your thought process.

That could be achieved without spending an inordinate additional amount in cap ex; In fact all I have seen had these items in common1.
