We put in an offer and it got accepted.

That is entirely acceptable.

That limits LTR possibilities IMHO to some degree.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

Just accepted and would love to connect with them.

Anyhow this makes me afraid of accepting someone who got their eviction record concealed.
