James, I’m in Vegas, but invest in Mobile, AL.

Frankly and I was there Armando's students killed it.. we were early into Vegas in 2011 to 2013 buying homes basically all sub 120k I know if funded tons of them now average price in Vegas is closer to 300k for the same props.. when the foreclosures ran out ( thats what I was funding the flipper who was providing the inventory to Armando) they moved to Orlando and same thing we provided capital to buy fix and then sell to Students plus non recourse funding for IRA buyers.. same thing Students bought these for 70 to 120k each everyone of them has doubled or tripled.. 

But I would suggest that most of these “programs” put together by the notorious real estate marketing companies located in Salt Lake City, or Las Vegas are well vetted by legal council and do not commit legal fraud on its face.  

When I asked about it during the 3-day training in Vegas, I was told it was too complicated to explain, and they have instructions and would get help with setup.

If I wanted to do high stakes gambling I would go to Vegas and get free drinks not pay so gurus to blow smoke.

Hello everyone, i'm new to investing in Las Vegas, NV.

It started with a call from an associate who had once worked with me, he had some gig converting old giant homes into multis for an investor group, some rag tag group out of Vegas.

They must build way better houses in Vegas than they do in Dallas. 

The selling option on a short term property, for me, is paramount to going to the casino. 

Then comes Super Mystery Weekend in las Vegas ansd you feel like you're at a combination of an Amway convention and a political rally.
