Haven't seen interior yet except peering thru windows but estimating about $35,000 to uncover and refinish hardwood floors, replace some windows, paint everything inside, lite kitchen updates, some new appliances, and light bathroom updates...budgeting to replace one boiler immediately.It's up/down 3 bed 1 bath on each floor, would rent for about $1400 per side in as/is condition, but could fetch 1750 per side if updated.  

. - Its good that you are doing your due diligence and you should always look to uncover any sticking points for you to question.  

Usually a phone call to the different departments will help uncover the correct locations if the information is not posted in an obvious place.Good hunting-

Does the bank require an inspection also, or will that be done during the apprasial to uncover any issues?

That might make an injury to your snow-shovelng tenant excluded from coverage and you might have a potentially huge uncovered exposure.

I would think that these major issues will lead to other problems that you have not uncovered yet.

The more intimate the interaction the better chance you have of uncovering what their fears and needs are which, if properly addressed, will give you a much better chance of converting that prospect into a private lender.

The inspection and attorney review period uncovered some unsavory items.  

You get in contract at price X, then your inspector 'uncovers lots of problems' and you negotiate down to X-Y.
