Investing in Detroit in 1950 seemed like a solid bet.  

I don't think Red Deer south is a smart bet right now. 

(We had some bad subs at points) but I bet if you check your gaps you’ll find your problem.

You need to find a trustworthy general contractor right away...it will probably cost more than it would have otherwise... $70k for a full gut renovation doesn't sound like much, depending on how many square feet the property is.Also, it might be worth finding another local investor in Lorain who understands the building court...you should be able to attend, tell them the story, and then find a creditable contractor to get this done or figure out what you could whole sell the property for so you can get out from under the stress.

I do expect an ROI but my bet is that if I lead with value by actually trying to help homeowners (and lose potential deals in the process) that I’d build goodwill in the community and more than make up for it with:1.

Your best bet is to contact the County you plan to build in (Miami-Dade County or City of Miami) and see if a stamped set of plans is required for the development of land and building Deparment permits.
