The large institutional investors look at the comparable prices in an area (costs) and rents (income), they find the best properties that match the calculation then they go look at the property.

I agree to repay any duplicative assistance as directed by the Agency.Nothing in this Agreement precludes the owner/agent from using any and all remedies available under law, including the institution of eviction proceedings against the Applicant, if the Applicant fails to pay any future rent due after the date of this award or otherwise violates the terms of tenancy.I reached out to my lawyer, who told me rudely that he wasnt contracted to advise on this, and i offered to pay, but never heard back.

Got into REI almost by accident and did what you said - shopped for the best terms to make each property perform the best.I did at one point try to consolidate, but any institution I found that didn’t sell mortgages had the worst terms: higher rates and typically ARMs, which I’m grateful for not taking because my rates would be crushing me now.I’ll look into other versions of some of the things you mention like cross colatteral and construction loan but not sure how that would work considering I don’t actually have any construction needs.
