I just don't think you can blindly choose one vs the other without knowing the numbers behind the rental currently and what you plan to do later (is there a larger renovation upcoming?)

But don't go in blind either.

It sounds like you are purchasing this property blind?

In a nutshell, I purchased a home in Indianapolis from Morris Invest in the blind with zero due diligence for about $48K.

Paid cash,  closed 7/31,  it needed only carpet and blinds,  it was ready in a week because the carpet was measured the day of closing.  ($30 to measure,  risk worth taking.)  

You might need new blinds sometimes you can find some sales on those.

The pre-moveout inspection is an opportunity for the landlord to list any items (beyond normal wear and tear, ie holes in the wall, stained carpeting, broken blinds, missing or cracked switch plate covers, etc.) that must be repaired or cleaned prior to move out.

HR people are easy to talk to.Sending a blind email will just get lost in the shuffle.The HR department will probably have someone that is working with the other departments that will handle job transfers and relocations.

You will get ACTUAL results the second you stop following blindly what others claim without justification (actually it is NEGATIVE justification if their return rate is 2%?!
