I own 11 homes in Madison MS that I bought go zone.. paid 175 to 225k a piece for them brand new for the accelerated tax benefits being an accountant I am sure your familiar ,,, those all rent for 1200 to 1600 and I manage them myself no need for PM these are all white collar no section 8.Your portfolio is not what Most TK companies sell...

My SFH is in north nashville just off of Rosa Parks, and my trailer is in Madison.

My A class in  MS is in Madison and it   runs like a champ never had a house trashed ( can't tell you how many I have had trashed in C class) never had a condenser unit stolen ( can't count how many I have replaced over the years in C class Caged or not). 

50 - 100 unit student housing apartmentsLocations : Whitewater, Marquette, UW-Milwaukee, MSOE, Waukesha Technical College, Madison Media Institute, UW-Parkside, University of Green Bay, and Milwaukee Area Technical college campuses.Over next 35 month-> Move about 53 newly built spec homes in Milwaukee county.Five star hotel having 98+ rooms very extremely near Florida Disney.Sports facility area housing local concerts,professional basketball, and etc

@Paul Zofsak   3 to 4 showings a week is a ton.. your over priced is your problem forget comps appraisals etc. if your getting that kind of activity the only reason it has not sold is PRICE.buyer does not care how you rationalize your list price. and as Joel said selling the most expensive home in a neighborhood is very difficult.I have one over in Madison MS right now and I am faced with the exact same thing..
