The best way to approach this is from purely a business and service standpoint; I'll say it again from a service standpoint - Owners will want to approach it as a 'partnership' whereas if they have issues, then you have issues and you share the responsibility of their dilapidated property or their ill performed decisions with them BUT at the same time some will want to nickel and dime you at every turn, in an industry that operates on nickels and dimes.... so my advice is for you to approach it from purely a service standpoint, no different than that from a landscaper, or plumber, etc.

I also dont have a ton of savings liquid so in order for me to purchase this ill need to take $25k out of 401k and borrow 25k from family money.

If she were not there, I am confident that the unit would be ill-kept, and an eye sore. 

Their trainings are really well done but the software is ill-conceived, broken all over the place and their customer service is rude, short, dismissive and has ZERO interest in helping or fixing anything. 

Maybe ill take a look at "fix and flip" loans or other means of getting the funds to buy a property.

So I find it ill advised that the reason Dave is wrong and Del is right is because the RE market might tank? 

Ill pay IO for 5 years then balloon in 5 when I sell.

Just be clear on the terms as a lot of travel insurances only cover illnesses, deaths, etc and have policies and procedures in place regarding claims.
