My father has been in the remodeling business my whole life and flipping houses has been a topic of most conversation recently.

Hi all, I am dealing with a seller (trustee/daughter) that is selling her father's house.  

Although house flipping and BRRR have always seemed interesting to me, I've fallen into a couple opportunities to do those, with minimal risk, but also minimal effort.The first home I purchased was '06 when my son was born that I rehabbed with my father (a retired contractor).

Right now my father is 5 years from retirement and half a million dollars in debt.

I am Sharef, my current role is to source deals in the NYC metro area specifically Staten Island for my father.

I am 25 and with no money, how can I come up with 100k to go in with my father?

My father built houses and sold them, sometimes up to three at a time, while working a job as a civil engineer when I was growing up.  

My father has been in the buying and selling in real estate (mostly commercial) for about 45 years and he has taught me a little bit.  

.- One commercial bank I've spoken with will bundle all three properties into one loan, however will no approve me due to debt to income ratio; I have a mortgage in my name for my father in laws house (he pays mortgage and resides there) so they see the debt but no rental income.- Hard money will do the loan but with rates at above 8% with sizeable origination fees and significant pre-payment penalties.I was hoping some of you seasoned folks could help me figure out some creative financing solutions for this little conundrum. :)

I am moving out my house in the next month or 2 and moving back with my father to see how I like to renting out my home .
