in the long run. unless you know the procedures and prior experience with the right "Subs" it can make a 4-month job turn to a 9-month horror. and I think if you look into it a bit more you could get a better quote then $300 and have it done in 4 months without lifting a finger.

It is in a 350k neighborhood, we are closing to wrapping up the rehab project (finger crossed).

From his posts I see, he definitely  appears to be a knowledgeable guy so I'm sure he's got his finger on the pulse of the real lenders out there.Your loan sizes are small and the properties are rural. 

@Laura Mezoff, @John Finger is a local real estate attorney who is also an active investor himself.

If you can feel a hump or deviation under your fingers, it will be obvious in a finished paint job.Most work will not be perfect.

I may have fat fingered some numbers.
