For example, he said his brother has looked at homes in the Dallas area that have depreciated in the past 12 months.I will likely have some vacancies, and maybe evictions.I will need to spend money on repairs and maintenance.Other expenses: property tax, HOA (hopefully not), insurance, legal costs, and closing/selling.

The little handyman at the PM company I work with in Dallas is asking me investing advice and wants to take a HELOC on his dad's house to buy some properties....just hearing stuff like this is so wrong.

@Jon YoungHouse hacking can be hard in the higher priced market such as Dallas Fort Worth area but there are other ways of buying property.

I recommend to my fellow investor clients many other areas in the Dallas/Ft.
