Hello,I just closed on a renovated 3 bed, 2.5 bath in this section. 

Beds disassembled and missing parts, two sofas left in the hall which did not fit the elevator (I brought a chainsaw to cut them apart and drag them down to the dump area). 

I am going to try and answer this question with a fair amount of grace, so please bear with me.As to the original question, here's a rough idea of my thought process regarding a potential purchase:The hospital is a Level II trauma center with 390 beds (that's a decent-sized hospital), so it probably needs a fair number of travelers.

I have a two bed, two bath. 

Purchase price: $400,000 Cash invested: $200,000 Bought this fixer upper 2 family house with 2 bed 2 bath and converted it to a 4 bedroom 2.5 bathroom with finished basement.

First floor 2 bed 1 bath and ADU is on top floor with its own kitchen, 2 bed and 1 bath. 

There are a few dozen houses with my target number of beds/baths/sqft that have been listed for rent on Zillow for 2+ months with 0 applicants.Is this normal or is it a sign that's there's not enough demand for rentals?

So some grey area on what you may find reasonable and what perhaps some hopeful tenants find reasonable and be sure to not violate any fair housing law in setting occupancy standards, but I generally think most renters are reasonable on if 3 adults, they are looking for a 2 or 3 bed rental and not a studio.

There are 166 listings with 4 beds, only 44 with 5 bed.

They have 8 "patient" beds and 1 bedroom is the house dad's.
