My Roth were all contributions, no conversions, but I can say I have seen many convert from pre-tax to Roth

I'm always willing to have a conversation to help new investors learn from my experiences, to hopefully avoid the pitfalls of buying your first property. 

I had a very pleasant phone conversation with Bob (SVP of Praxis) a few days ago and his knowledge and approach was aligned with how I operate.

Listening to YouTube big shots that have great advice on professional ways to handle problematic guests ( most are great but everyone will get bad apples), staying at the property when you have an open window of time and actually get the guest experience (this is critical), and looking at your click thru and conversion rates to get a good baseline.There is way more work to running an STR than a LTR.

We see it all the time with the conversations on what cars/vehicles folks drive :) here in BP there is a badge of honor to drive a 20 year old 250k mile car/truck :) Myself I saw my dad do some of this although he never got to the utra wealthy stage by a long shot but made good money in RE however it was not until he bought old style timeshare in Maui that he would finally take a vacation..

So, I DON'T trust my ability to determine someone's character based on a few minute casual conversation and I DO trust my ability to manage even difficult tenants.
