I don't know Ohio's laws regarding disclosure, so it sounds like that may not be applicable. 

When they hear Wholesaler they think in the wholesalers who supply retail stores with Products.  

An appraiser likely won't be able to value a 1-4 unit property based off STR rents (whether projected or actually incurred), and if they are, the lender won't lend off said valuation for their applicable value (value they're lending off of). 

What is on the insurance application that you signed? 

or scammed them on their application fee (like we're going to make a ton of money off those).

He's been out a long time and updates the information regularly based on the market and new applications & tools.

It is a little slower to find a tenant, in our case maybe 3-4 weeks instead of 1-2 to get our average 10 applicants for 1 signed lease. 

Maybe the landlord isn't responding because they don't see the applicant as meeting their criteria. 

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

Right now I use an VA from the Philippines to respond to all my leasing questions (from Facebook, email, text, and phone) and help with application screening and it's been working great for over 5 years!
