We are in the LOI stage..

So we are familiar with the north GA, western NC area.My wife's aunt and uncle are selling their house in Franklin, NC.

I grew up in the land bizz  currently building out a 75 million dollar housing project in Oregon that I own and developed  I bought the dirt  7.5 mil cash and did all the horizontal in 3 phases about 2 mil per phase for development costs ( these were bank loans) then same bank gave me vertical loans and well we are down to the last 17 houses of which I have 11 presold and closings every two weeks for the next few months ..

We are working on 40+ unit deals. 

We are going to focus on small multi-family first, and then  get into large multi-family.

Largely, the appreciation in housing prices is coming from both new migrants and investors coming from the East (GTA) as well as international countries (predominately from the middle east).We are also seeing drastic increases in the rental rates which in turn are pushing investment property prices up as well.

We are accredited investors and real estate brokers, and we are in our 70's, and we live in Maui.

We are considering taking a 2-5 year risk of owning the home to collect on appreciation since prices are stagnant right now, and pray fire doesn’t take it.
