What about doing a LO to someone which wont use it as their main residence?

Tax benefits of Realtor vs being an employee (unless there's a loophole here with being a LO) should be factored in?

It would seem that a LO would make more.  

Hi @Mike HoffmanYou are thinking of sandwich LO, you stay in the middle.Wholesaling LO is you enter into a LO w the seller and assign the contract.NJ may have deals but easier yes in other markets i.e.

If there is currently a tenant there, great, it's cash flowing but eventually when the lease ends you will either want to get them on a LO contract or replace the tenant with tenant/buyer who is interested in rent to own and is pre-qualified through a credit repair specialist to be "bank loan ready" with in the next few years. 

You are correct that interest rates won't vary much, and having a LO you trust to give you honest and accurate information is the most important criteria.
