Aside from the positive aesthetic a nice handle/knob creates, I would think just from a functionality standpoint you would want cabinet hardware when showing the property?  

For layout aesthetics, I was going to enlarge one bedroom into that office.

Don't be afraid to put in a bunch of offers (I recommend going through the listing agent) and consider "cosmetic fixers" that have good bones but are dated, dirty, smell bad, are aesthetically challenged, etc. ... for me, getting a good deal on listed properties was a look at 1000, put in 100 offers, close on 1 type of thing.

B/C neighborhood, so it isn't about high-end aesthetics.

@Jacob Sampson most likely I would only do any aesthetic/cosmetic rehabbing myself and contract the rest.I think the ARV uncertainty is my biggest concern.
