@Jacob Sampson most likely I would only do any aesthetic/cosmetic rehabbing myself and contract the rest.I think the ARV uncertainty is my biggest concern.

I'm looking at a property that has both a barn and carport- I would like to convert one or both to a living space and don't have concerns about preserving qualities of the barns interior structure for aesthetic reasons.

This will give you leverage in the future and the knowledge you need to effectively interview and manage a relationship with a good contractor, if your goal is to get RE going while using your earning potential in IT simultaneously.What I'd be looking for, is a house that you can finance - but that has good value add projects (often these are houses that are solid, but just need aesthetic updating).

this type of thing has miles and miles of case law..and its clear cut.. no pun intended.. you get a forester or a mill to value the trees and then your entitled to triple stumpage.if its government land you wacked the trees off of that can become criminal.other wise you would probably need a good RE broker to testify as to what the tree's bring for aesthetic value.

The numbers are almost always favourable in CA so it would be other reasons like aesthetics or some type of prevention like shading that would make solar non-viable.
