It will literally save you 10's of thousands of dollars in taxes. 

Amarillo, actually.  1960’s build, nice area, but a family trade thing I never particularly wanted.  

The rule of 5's, or 5% for capex, maintenance and vacancies is going to get you in trouble.

It always comes down to understanding the seller(s), building rapport, and then coming to a win-win solution - we do a lot of creative deals, on & off market and each is always unique. 

The buildings we invested into so far have been built in the 1800's.

Surprisingly most zoning in the US didn't come into effect until the 1950's and most lots in developed areas were created before this.
