Early retirement folks jump on the idea but panic after 6 months of minimalist living (or when they have kids)The next part is just anecdote but I work assisted living right now and the construction plans are for full size 3000+ sq homes , the studios we used to have endless demand for are hard to fill now.So if the youngsters only last until the honeymoon periods over and the elderly want space as well then who is the demographic?

demographics of long term note investors is 50 to 90 YO  folks... its the youngsters that go for the rental houses and or those that don't know about note investing ... they are both great if done correctly.. and they both have their advantages of course.notes have no specific tax advantages but are great for IRAs especially roths... rentals in the right spot can be great as they can go way up in value while throwing off cash flow.

I even had a youngster (early 20's) once tell me she wanted to paint the OUTSIDE of my little yellow stucco cottage; I had to explain the color was specifically picked out as a heritage color and was not going to be changed by anyone but myself (and I LIKE little yellow cottages).
