Seminars and training--one thing you might do is ask to be a volunteer. 

In our last conversation with him, Ryan accused one of us of "nickel-and-diming" him when we questioned the charges for tasks he had volunteered to complete outside the scope of the project, falsely stated that we had delayed the project for weeks by not signing paperwork, and refused to discuss or even acknowledge the extraordinary delay in completing the project and its impact on us.

They are never the cheapest, but if you hire the cheapest you get to follow them around and add a job of micromanaging to your list of daily activities.CEO's of multi million dollar companies golf 3 times a week, shop for cars mid day, get suits tailored, hop a jet to fly fish, have perfect haircuts every week, volunteer at a shelter passing out food, get photo ops and make company motivational videos.

I have volunteered to mentor a couple of people on here, at no charge, who have been outstanding at doing the work I assign them, and so grateful for the help. 

Are there internships, part-time jobs, or volunteer opportunities in the real estate sector that would provide valuable hands-on experience?

They're nice guys so they are very unlikely to ignore you (I won't say certainly because I don't want to volunteer their time and attention for them - but the odds are certainly in your favor.
