An LLC doesn't make a difference in your federal taxes or what you can deduct.What you want to do is technically possible, but there are several hurdles.

My biggest hurdle is we are going to buy 600-800 properties this year and I want to be the #1 buyer.

Another benefit is that you won't be around long term tenants who know you own the property, resent you for it and place unreasonable demands on you since they feel like they know you.

So trying to acquire five more properties without cash and have them cash flowing is going to be a huge hurdle.

I just don't want to come off as totally unreasonable and that the first leak could partially be paid by me.  

So, we found a California based lender that we started working with, and got our initial approval with a few conditions (documents etc.) that they need, no big hurdles. 

The other hurdle is to find a contractor, that is something that you can do as well.

Asa result, we are seeking alternative methods for acquiring off-marketproperties.While we havedeveloped a robust system for identifying and pre-qualifying potential landparcels, one of the major hurdles we face is reaching the property owners.

I think the 2 biggest hurdles are finding the right team to do the work, given you won't be there to monitor it 1st hand.
