Very high probability that sometime in the future you will need to put those fees towards the lawyer fees / collections - unplanned turnover, etc., 

As long as they cash flow and I keep them rented out, I should be fine even if we have a really big crash like in 08-09.I have, what I would consider, fairly large cash reserves for any unplanned vacancies, maintenance, etc, etc.
