The federal CARES Act requires a 30 day notice in certain evictions where the property participates in certain federal programs OR the property owner has a federally-backed mortgage.IMO, the CARES act is an unlawful piece of legislation that has poisoned America, but if the above clause is true, it is an OR statement.

Florida already passed an anti-squatter law and the process is faster and simpler:Under HB 621, a property owner can request law enforcement to immediately remove a squatter from their property if the following conditions are met:The individual has unlawfully entered and remains on the property;The individual has been directed to leave the property by the owner but has not done so; andThe individual is not a current or former tenant in a legal dispute.

Of course they weren't out and actually told me that July rent was paid and if I moved forward with removing them from the unit they would file a law suit against me for an unlawful eviction.

Yesterday, I posted my standard notice on the front door advising the occupants that the place has been sold, to call me, and that if I don't hear back, I may initiate an unlawful detainer or if the place is vacant that I may change the locks, along with a copy of the deed.The property looks barely habitable (hot water heater is on the back porch (which looks like it's about to fall off its rotted post foundation), sheets of drywall and plywood out front, tons of beer cans and collection notices on the front door, and rotted siding/wood on one side of the house.
