Buying multifamily is not about what the seller did but understanding what you can do and how much it will cost you do to it, then determining if the financial reward is worth the effort to undertake it.

Pretty much a boneheaded undertaking, I see a few things coming to fruition out of just diving in. 

If you invest 100K and the LTV is 50% the you have 200K of property to depreciate to help shelter your income.Understanding the debt is one part of the due diligence every investor should undertake.

Have had some bites but nothing has solidified.Looking for any input on good strategies to undertake to rent out timeshare time somewhat consistently. 

This could be a massive undertaking (ask me how I know)

I am seeing a ton of investors spending money on education to get into bigger deals at an accelerated rate only to retreat back to buying the properties  that were of appropriate size and undertaking.

Definitely the way to go on rental properties if you are an out of state investor NOT looking for an enormous undertaking with a BRRRR type scenario or investment of that nature or part time or full time job.

With the reading you've done I have reason to believe you're prepared to undertake buying a property and working on it.
