If you bought a duplex for 225k 10 years ago, haven't updated it since, wanted to sell it, and had solid paying tenants, why would you go through the hassle of raising rents, having uncomfortable convos, and doing improvements, when you could sell it today for 450k.The reality is, if they kept the unit updated and charged market rents, they likely wouldn't sell.
