In some cases that's amazing -- one part of the town gov't considers it to be a commercial lodging establishment so it's exempt from STR permitting and regulation. 

Just an idea that I'm a little surprised more out of town owners haven't done..

City Hall want to keep small town small, does nothing to promote town Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I've heard that Butchertown, Highlands, and Old Louisville are hotter areas and am guessing that proximity to Churchill Downs and downtown are usually a plus (especially for STRs).I'm casting a wide net here in just doing some preliminary research to get a feel for different areas of town, but would love to get connected with some others who have had some experience doing some of these things and have a good lay of the land and are connected with reputable contractors. 

Sea and mountain views, nearby public transport, the hospital, restaurants, cafes, grocery stores, 5 min walk to the beach and 20 min walk to old town.

I personally think it really depends on how much value will it add to the property and if the town will allow it. 

To determine if there’s a market at the hospital, I'd recommend reaching out to the hospital's housing coordinator or human resources department, as they often handle temporary housing for traveling medical staff or out-of-town employees.
