In some older neighborhoods especially historic districts, the tenants look for older houses - they preferred the art deco bathroom tiles, the thick plaster & lath walls over granite countertops and stainless steel appliances.but class D neighborhoods are easiest to tell.

I spend roughly $120k on my renovations, but this is for the entire property and developing the secondary suite which certainly costs more (2 new furnaces, all new plumbing, new kitchens and bathrooms with tiled floors and showers).All said and done, I personally love it.

ACM (Asbestos Containing Material) abatement is a tough one because often you won't know (outside pipe insulation & 8x8 tiles which I can spot and point out with no testing).
