yeah i believe the instulation is R22 Rock solid, R5 sxp foam on the concrete, and the dry wall is something like 5/8th thick.

I guess I am thinking of cost per year of service as my primary metric.Without knowing anything, the EverSeal product looked like it might be cheap to install as it looks like just spreading a thick liquid across the roof.

Make sure you have great disability insurance (Guardian is top notch), a great umbrella insurance policy, and an LLC with a thick corporate veil (and great property insurance). 

In my experience success in real estate, whether as an investor or provider, requires a “thick skin”.  

I've also since realized that I don't think my personality matches up well with the thick skin needed to be a landlord, and the deals I've found (yes, I know many can say I'm not finding good enough deals) don't have a ton of room for property management fees (or if they do, they're in areas that I would never want to have to go - and I would if something ever happened w property management). 

The other bedroom has two openings that make it a bit awkward as well.Options I am thinking of1) Thick curtains/drapes: easiest to install, provides some privacy.

The Charisma/Berkshire comforters are by no means winter thick.

They have the thick skin and wherewithal to put up with this.

The carpet in the finished area was completely soaked, as well as the underlayment, and the garage was filled with several inches thick of water.
