Repeated response to a previous post: Yes lots of opportunities here - you should attend some of our auctions - look it up on my profile - last week an investor netted $12,000 on one flip property - was in for $60,000 and flipped it for $72,000 - all within 3 weeks - 4 more weeks to settlement and he walks with $12,000 (no rehab, no need for a loan, no HML and no ownership, no agents, no title companies and no settlement cost).At 74 now, I have been here in Baltimore investing for 48 years - my friend Ned Carey was one of my protege.We are now going deeper into commercial development - finishing a 11,000 sf tavern on North Charles Street - (finished cost about $1.4MM) should be open in a few months.

I have serious doubts if its been converted into a multifamily...I recently saw 150-yr. old tavern that was attached to the largest grist mill in the country get denied registration...Anyway, location is key...if you are in city limits, or have neighborhood (or deed) restrictions you may be facing a challenge...I know a guy that renovated 20-properties and discovered that the siding had to be replicated to the original...he had to pay a machine shop to create a cutter head so he could mill the siding to the original spec for any repairs.

I'm glad I did, because the work I've done, and continue to do really helped me realize what I am passionate about - helping small business owners realize their dream of business ownership; specifically around the hospitality industry, ie, restaurants, bars, taverns and B&B's and boutique hotels, and business owners who lease space in commercial strip mall developments.So...with that in mind, and my soul searching in the month of June; I decided to jump back into insurance, but work in the area I liked the most, which was assisting my policyholders.
