I finally had to ask the bank for a different loan officer...but all that happened was it got kicked back to the original guy with him apologizing to me for his tardiness.

Put another way, as I heard once on Jamie Tardies Eventual Millionaire podcast - Only do what you love and never take a role in your company you don't love. 

You might even find a complex tardy "rich" partner at those clubs.

That's me, I understand not everyone may not feel the same, this individual may welcome a conversation, however you just don't know.Your tenant sounds like he is aware he is paying late, as is including any penalties for his tardiness without issue. 

They were tardy on mortgage payments, had overdrawn back accounts, and let their properties' tax bills become delinquent. 

And than we just write the lease with the increased amount , and apply the discount each time.It they ask you why the lease is written that way we tell them the truth that it is to penalize tardiness.
