The tenants know the mini split is their best bet for controlling temp on their side, but they do not want to not pay for the energy to run it and would prefer the gas gets used (gas is included in their lease.)

I have a smart thermostat, so I will reset the temp on the app after a guest leaves, and check my smart lock app to make sure the door is locked (I have found guests forgot to lock it a few times).

Fine if people (not me) want to drive them in town, but we have issues from time to time with the electric grid keeping up in extreme temps, I can't imagine if we had a bunch of people also trying to charge their EVs.We've had a shortage of cars (I use that term to refer to any vehicle) and only now are some dealerships getting inventory of new cars.
