That's a tougher pill to swallow. 

Nobody wants to lose any money, but losing $5k or $10k is a much easier pill to swallow than losing 50k or 100k.

As a young investor the up front fee is a little much for me to swallow at $4,000.

Long-term, everything will likely be fine, just a painful pill to swallow after only owning for 1 year and believing I had more time on this particular HVAC

Maximize your W2 earnings, get a 2nd job, swallow your pride and live at home (if that's an option), don't spend a dime on anything if it is not food, housing, or transportation, and pile up money. 

Sounds like I have a tough pill to swallow but I'm glad I found this forum for this exact reason.

ROE is good to calculate over time but in high appreciation markets like SD will sometimes be tough to swallow. 

You have to sometimes swallow your ego, and give up a bit more in the beginning to be able to scale.
