Hey all,Just wanted to introduce myself - bought a duplex in Los Feliz over the summer with a few business partners and will be renovating the property while living there.

But that's an oversimplification--there are probably some very smart people that bought some of these deals. 

Companies like CFA do much more in depth market analysis and research than I know I ever have done so some latch onto the back of those companies and look to invest in areas that these large companies are opening new/more stores in as a starting point. 

You'll also continue to be building your brand, your network, your experience, etc.

Plumbing is all brand new. 

You can't thrift-store-buy your way to profitability.

@Ty Coutts I agree it's to high , searching for new lenders or PML , I didn't account for maintenance because it was basically a full gut , everything is brand new. 

I would invest in a base model Sundance or Jacuzzi brand.  

Since this will be our first long distance investment it feels like we're starting brand new and would love advice for first time long distance investors.

I am brand new to real estate and am trying to start wholesaling, I have a realtor that I am working with to find homes.
