I think this AI fear is overblown and we’re already seeing some of the early applications failing spectacularly (thousands of flights cancelled, 911 systems down, hospitals closed and billions of dollars lost today from CrowdStrike security software glitch as an example).

Pacific City is also a very accessible and popular destination with some spectacular properties, scenery and activities.

Santa Cruz, known for its beautiful coastline and boardwalk, is relatively friendly to STRs, though you must comply with local rules.

As others have mentioned, the coastline is popular with STRs in both NC/SC.

Obviously the closer you get the to coast lines and to resort areas the higher the price points get.If I had 80k and I was digging into my HELOC to get it, the most capital I'd want to tie up in one deal, the first deal is 30k - 40k max. 

The weather and sunset were both spectacular.

For instance, two parcels have high power lines running through the middle which is great for hunting but spectacularly poor for development.Is quiet title faster if I have adjoining parcels that were under the same name previously?

@David Rutledge I don't doubt it, but it's a town of about 20,000 people, and aside from this thing a number of miles away called the Pro Football Hall of Fame, there really isn't anything that spectacular to draw tourism in the area... it must all be corporate and maybe kids returning to visit their elderly parents?
