@Jim Witten  I think his concern may be that he could get cut out of the deal if you don't sign a listing agreement with him.I probably wouldn't sign the agreement, but I would sign a letter saying I agree to pay him x% if his client buys my property.Regardless, I wouldn't let this opportunity slip by without checking it out first.

I’m usually pretty good about getting an agreed-upon price , but this one slip past me.

And as soon as prices start to slip YoY and people start to expect that it becomes a self-fulfilling prophecy.I had a client who moved from a new subdivision is AZ, because they ran out of water.

In addition to appraisal/financing, I would also wonder if it's possible to get it insured (like, liability insurance for guest slips and falls).But instead of thinking about why it wouldn't work, think about how it could. 

Fact is, US is slipping big time.

If you're going the umbrella insurance route, perhaps see if it will cover you for several things including just the routine slip and fall (like mold or earthquake).
